Kollur has emerged as one of the most active residential growth markets in western Hyderabad, particularly for buyers who want larger apartments at a lower entry cost than established locations such as Gachibowli, Kokapet and parts of Tellapur. The area benefits from its position near the Outer Ring Road growth corridor and access toward Financial District, Neopolis, Gachibowli and other major employment zones.
For buyers evaluating new launch apartments in Kollur in 2026, the market offers a wide range of choices. These include compact 2 and 2.5 BHK homes, large 3 BHK apartments, premium 4 BHK units and low-density luxury developments. Housing.com’s September 21, 2026 Kollur project search shows a broad mix of new and upcoming inventory, with examples such as Zuari Gangothri Tribhuja, Svadha Mackennas, Levonor Egeira, GHR Callisto, IRA Miracle and Skylark 1.
The market is also becoming more premium. Zuari Gangothri Tribhuja, launched in January 2026, is currently listed around ₹1.26–₹2.65 crore for 3 and 4 BHK homes, while other projects offer entry points below ₹1 crore.
This wide pricing spectrum is one of Kollur’s biggest strengths.
Buyers can compare current projects in Kollur before shortlisting developments based on budget, possession, builder reputation and commute.
Why New Launch Apartments in Kollur Are Attracting Buyers
The biggest reason new launch apartments in Kollur continue to attract buyers is the combination of location and relative affordability.
Kollur sits within the broader western Hyderabad residential belt, with connectivity toward:
- Outer Ring Road
- Financial District
- Gachibowli
- Kokapet
- Neopolis
- Tellapur
- Osman Nagar
- Patancheru-side growth corridors
This gives the locality access to some of Hyderabad’s most important employment zones without requiring buyers to pay the same prices seen in more mature micro-markets.
A second major advantage is land availability.
Unlike built-up parts of Gachibowli or central Hyderabad, Kollur still supports larger residential developments.
That allows builders to provide:
- Larger clubhouses
- Landscaped areas
- Podium amenities
- Wider internal roads
- Multiple towers
- Larger floor plans
This has encouraged developers to launch increasingly premium communities.
The result is a market that now serves:
- First-time buyers
- IT professionals
- Family buyers
- Long-term investors
- Premium 3/4 BHK buyers
2026 Price Range for Flats in Kollur
The market for flats in Kollur now covers several budget categories.
Housing.com’s current Kollur listings include examples such as:
| Project | Current Indicative Price |
|---|---|
| GHR Callisto | ₹86 L – ₹1.28 Cr |
| Skylark 1 | ₹85.19 L – ₹1.49 Cr |
| IRA Miracle | ₹99.28 L – ₹1.47 Cr |
| Svadha Mackennas | ₹1.42 Cr – ₹1.77 Cr |
| Levonor Egeira | ₹1.20 Cr – ₹2.06 Cr |
| Zuari Gangothri Tribhuja | ₹1.26 Cr – ₹2.34 Cr* |
Current pricing shows that buyers can broadly enter Kollur at:
Under ₹1 Crore
Possible options may include:
- Smaller 2/2.5 BHK apartments
- Compact 3 BHK units
- Early-stage developments
₹1–₹1.5 Crore
This is one of the most active buyer bands.
It can provide access to:
- Larger 2.5 BHK
- Standard 3 BHK
- Newer gated communities
₹1.5–₹2 Crore
Buyers move into:
- Larger 3 BHK
- Better towers
- Premium amenities
- Larger floor plans
₹2 Crore+
This segment increasingly includes:
- Large 3 BHK
- 4 BHK
- Premium corner units
- Luxury high-rise formats
That price spread makes Kollur relevant to several buyer categories rather than only one.
Zuari Gangothri Tribhuja – Major 2026 Launch
Zuari Gangothri Tribhuja is one of the most prominent current launches in Kollur.
Magicbricks currently lists:
Project: Zuari Gangothri Tribhuja
Location: Kollur, Outer Ring Road
Launch: January 2026
Project Area: Approx. 9 acres
Towers: 9
Units: Approx. 1,730
Configurations: 3 and 4 BHK
Current Price: Around ₹1.26–₹2.65 crore
Price Range: Approx. ₹7,481–₹8,850 per sq. ft.
RERA: P01100010650, P01100010651, P01100010652
The project is positioned near ORR Exit 2 and is marketed with a large 1 lakh+ sq. ft. clubhouse and a high proportion of corner units.
Why buyers may consider it
The main strengths include:
- Large gated community
- 3 and 4 BHK focus
- ORR-oriented location
- Premium clubhouse
- Modern high-rise format
It is particularly relevant for:
- Larger families
- Long-term buyers
- Buyers seeking premium gated-community living
Important consideration
Portal possession timelines vary between sources. Housing.com currently shows January 2032 for some listed inventory, while Magicbricks shows December 2030 for the project overview. Buyers should verify the applicable phase and registered Telangana RERA possession date rather than rely only on portal summaries.
Anvita High9 – Large Community With 2 and 3 BHK Homes
Anvita High9 is another important project in the Kollur residential market.
Magicbricks currently lists:
Project Area: Approx. 15 acres
Towers: 9
Units: Approx. 2,430
Configurations: 2 and 3 BHK
Current Price: Around ₹90.8 lakh–₹1.74 crore
Launch: May 2024
Possession: Around 2028
RERA: P01100008195
The project is marketed with a podium-style development format and proximity messaging around Neopolis, Financial District and Gachibowli.
Why Anvita High9 may suit buyers
It offers a different proposition from Zuari Gangothri Tribhuja.
Advantages include:
- 2 BHK availability
- Lower entry ticket
- Large community scale
- Earlier possession horizon
This makes it relevant to:
- Young families
- First-time premium buyers
- Investors
- Buyers wanting under-₹1.5 crore options
Svadha Mackennas – Nearer Possession 3 BHK Option
Housing.com currently lists Svadha Mackennas as one of the active Kollur projects with:
- 3 BHK apartments
- Around 2,035 sq. ft.
- ₹1.42–₹1.77 crore
- Approx. ₹7,000 per sq. ft.
- Possession around December 2026
This is particularly interesting because possession is much nearer than several projects delivering around 2030 or later.
Why near-possession matters
For buyers, a project closer to completion offers:
- Lower execution uncertainty
- Easier site inspection
- Faster occupancy
- Earlier rental income
The trade-off is that near-completion projects may have already captured part of their construction-stage appreciation.
Levonor Egeira – Premium 3 BHK Segment
Housing.com currently lists Levonor Egeira at:
- 3 BHK
- Around 1,550 sq. ft. and above
- ₹1.20–₹2.06 crore
- Approx. ₹7,750 per sq. ft.
- Possession around December 2026
This positions the project in the premium mid-segment rather than entry-level housing.
It can appeal to buyers prioritising:
- Nearer possession
- 3 BHK format
- Premium new construction
For investment, buyers should compare the effective rate with both:
- Kollur locality benchmark
- competing projects with later possession
GHR Callisto – Lower Ticket New-Apartment Option
GHR Callisto currently appears among Kollur’s more accessible new apartment options.
Housing.com lists it around:
- ₹86 lakh–₹1.28 crore
This lower entry ticket is important because affordability directly influences:
- Future resale pool
- EMI burden
- Rental yield percentage
A ₹90 lakh apartment can potentially appeal to a much wider future buyer base than a ₹2.5 crore premium unit.
However, lower price alone does not make it better.
Buyers should still compare:
- Exact location
- Floor plan
- Water
- Parking
- Builder history
- Maintenance
IRA Miracle – Practical Mid-Market Choice
IRA Miracle currently appears in Housing.com’s Kollur project inventory with pricing around:
- ₹99.28 lakh–₹1.47 crore
This places it in a highly relevant budget segment for:
- First-time family buyers
- IT professionals
- Investors
A project around the ₹1 crore mark often benefits from better future affordability compared with luxury inventory.
That can improve:
- Resale liquidity
- Rental demand
- Buyer pool size
Skylark 1 – 2.5 and 3 BHK Inventory
Housing.com currently lists Skylark 1 as:
Configurations: 2.5 and 3 BHK
2.5 BHK: ₹85.19–₹89.98 lakh
3 BHK: ₹1.01–₹1.49 crore
Average Price: Approx. ₹6,000 per sq. ft.
Possession: June 2026
This price positioning is important because it sits below several premium new launches.
For buyers prioritising:
- Lower entry price
- Family-sized home
- Near-ready status
it can be worth comparing with newer developments.
Vian Vayu – Fresh 3 BHK Supply
Housing.com’s current pre-launch/early-stage search shows Vian Vayu in Kollur with:
- 3 BHK apartments
- ₹1.25–₹1.50 crore
- Approx. ₹7,000 per sq. ft.
- Possession around August 2030
- RERA-listed status
This type of project appeals more to buyers with a longer horizon.
Early-stage project advantages
- Better unit choice
- Potential early pricing
- Longer construction-linked payment schedule
Risks
- No immediate rental income
- Longer execution period
- Financing cost
Sri Mithila Nagari – 2 and 3 BHK Choice
Housing.com’s current early-stage search also lists Sri Mithila Nagari with:
- 2 BHK around ₹88.73–₹89.21 lakh
- 3 BHK around ₹1.02–₹1.55 crore
- Approx. ₹6,000 per sq. ft.
- Possession around November 2030
This provides another sub-₹1 crore entry route for 2 BHK buyers.
For investors, a compact 2 BHK may provide:
- Better affordability
- Wider tenant pool
- Potentially stronger percentage yield
than a very large premium unit.

Builders in Kollur: What Buyers Should Compare
The number of builders in Kollur has increased as western Hyderabad expands.
Current project inventory includes developments associated with:
- Gangothri Developers / Gangothri Infra
- RS Pasuraa and Anvita Buildpro
- One & Brickstone Developers
- Hallmark Builders
- Levonor
- GHR Infra
- IRA Realty
- KR Infra
A recognised builder can offer advantages such as:
- Better construction management
- Stronger sales support
- Better resale recognition
- More professional facility management
But builder name should not replace project-level due diligence.
Check:
- Previous projects
- Delivery timelines
- Construction quality
- Customer feedback
- Maintenance after handover
A good developer can still have one project with execution issues.
Why ORR Connectivity Is Important
Connectivity is one of the main drivers behind Kollur’s growth.
Projects around Kollur are frequently marketed around ORR Exit 2 and access toward Financial District, Neopolis and Gachibowli. Anvita High9’s current Magicbricks project highlights, for example, position it around 7.5 minutes from Neopolis and 10 minutes from Financial District/Gachibowli, while Zuari Gangothri Tribhuja is highlighted near ORR Exit 2.
For buyers, the practical benefit of ORR access is:
- Faster movement toward employment zones
- Better regional connectivity
- Reduced dependence on internal city roads
However, buyers should test the actual project-to-ORR route.
“Near ORR” can mean very different things depending on:
- Internal road width
- Junction traffic
- Project gate location
Kollur to Financial District
Financial District is one of the biggest employment drivers supporting demand in Kollur.
Professionals working around:
- Nanakramguda
- Financial District
- Gachibowli
- Kokapet
form a major potential buyer and tenant base.
This is one reason larger 3 BHK communities are becoming common.
The buyer profile increasingly includes:
- Mid-level IT professionals
- Senior technology employees
- Finance professionals
- Dual-income families
For these buyers, a larger home in Kollur may cost less than a smaller apartment closer to the office.
Kollur vs Tellapur for New Apartments
Tellapur and Kollur are often compared.
Tellapur
Advantages:
- More established communities
- Better existing occupancy
- More mature social infrastructure in some pockets
Kollur
Advantages:
- More fresh inventory
- Larger project parcels
- Lower entry pricing in several projects
- Longer development runway
Buyers planning immediate occupation may value Tellapur’s maturity.
Long-term buyers may find Kollur’s new-project choice more attractive.
Kollur vs Gachibowli
Gachibowli provides:
- Mature employment ecosystem
- Strong rental market
- Established infrastructure
Kollur provides:
- Lower apartment prices
- Larger new communities
- More space for the same budget
The difference becomes especially meaningful in large 3 BHK homes.
A family with a ₹1.5 crore budget may get significantly more space in Kollur than in a prime Gachibowli community.
Kollur vs Kokapet
Kokapet has moved strongly toward premium and luxury housing.
Kollur generally offers:
- Lower ticket sizes
- More mid-market options
- 2/2.5 BHK availability
Kokapet offers:
- Stronger premium positioning
- Neopolis adjacency
- Higher-value high-rise projects
Kollur can therefore appeal to buyers who want access to the same western growth corridor but at a more moderate acquisition cost.
2 BHK vs 3 BHK in Kollur
2 BHK
Best for:
- Young couples
- First-time buyers
- Smaller families
- Rental investors
Advantages:
- Lower price
- Wider future buyer pool
- Easier rental
3 BHK
This is arguably Kollur’s strongest new-launch category.
Most premium developments now focus heavily on 3 BHK homes.
Advantages:
- Family usability
- Work-from-home flexibility
- Better long-term end-use
4 BHK
Best suited to:
- High-budget families
- Premium buyers
- Multi-generational households
The drawback is a smaller resale market.
New Launch vs Near-Ready Apartment
New Launch
Advantages:
- Wider inventory choice
- Earlier-stage pricing
- Better floor selection
- Construction-linked payment
Risks:
- Long possession
- No immediate rent
- Execution risk
Near-Ready
Advantages:
- Construction visible
- Faster occupancy
- Lower execution uncertainty
- Earlier rental potential
Svadha Mackennas and Levonor Egeira currently have December 2026 possession references, while Zuari Gangothri Tribhuja and Vian Vayu extend much further.
This difference should significantly influence buyer strategy.
RERA Verification Before Booking
Housing.com and Magicbricks show a large number of RERA-listed projects in Kollur, and individual developments often have phase-specific registrations.
Before booking, verify:
- Promoter
- Project phase
- Registered possession
- Tower approval
- Land details
- Approved configuration
For example:
- Zuari Gangothri Tribhuja: P01100010650, P01100010651, P01100010652
- Anvita High9: P01100008195
Do not rely only on a sales presentation or portal.
Carpet Area vs Super Built-Up Area
When comparing residential projects in Kollur, buyers should not compare only advertised square footage.
Request:
- Carpet area
- Built-up area
- Saleable area
Then compare:
total cost ÷ actual usable carpet area
A 2,000 sq. ft. apartment can feel smaller than a 1,850 sq. ft. unit if the project has heavy common-area loading.
This is particularly important in:
- Large clubhouse projects
- High-rise towers
- Podium developments
Amenities vs Project Density
Many Kollur projects are marketed with large amenity packages.
These can include:
- Clubhouse
- Pools
- Indoor games
- Sports courts
- Landscaped podiums
- Children’s areas
However, buyers should ask:
How many households share these amenities?
A huge clubhouse shared by 2,000+ apartments may feel very different from a smaller clubhouse in a 300-home project.
Project density affects:
- Lift waiting
- Parking movement
- Amenity crowding
- Maintenance
The longest amenity list does not necessarily mean the best residential experience.
Social Infrastructure Around Kollur
Kollur is still developing compared with established western Hyderabad neighbourhoods.
Buyers should check real-world access to:
- Schools
- Hospitals
- Supermarkets
- Pharmacies
- Restaurants
from the exact project.
This is especially important for families planning immediate occupation.
A project can have excellent internal amenities but still create inconvenience if basic external infrastructure is several kilometres away.
Rental Potential of New Apartments
Rental demand in Kollur is supported by professionals working around:
- Financial District
- Kokapet
- Gachibowli
- Tellapur-side business zones
For investors, the most rentable formats are usually:
- 2 BHK
- Compact 3 BHK
Large 4 BHK apartments can generate higher absolute rents but may attract fewer tenants.
The strongest investment unit is often not the largest home.
Total Cost Buyers Should Calculate
Never compare only the builder’s advertised starting price.
Add:
- Basic sale price
- Floor-rise
- PLC
- Parking
- Clubhouse
- Maintenance deposit
- Corpus
- GST where applicable
- Stamp duty
- Registration
- Interiors
For a ₹1.30 crore apartment, the final ownership budget can be materially higher.
Always ask for an all-inclusive cost sheet before paying a booking amount.
Main Risks in Kollur New Launches
1. Long Possession
Some projects extend to 2030–32.
2. Large Future Supply
Housing.com’s broad Kollur search shows substantial new and under-construction inventory. Portal counts are broad and can include multiple phases or nearby areas, but the supply pipeline is clearly significant.
3. Premium Launch Pricing
Projects above ₹7,500–₹8,500 per sq. ft. should be compared carefully.
4. Social Infrastructure
Some pockets are still maturing.
5. Internal Roads
ORR proximity does not always mean smooth last-mile access.
6. High-Density Communities
Large developments can create internal crowding.

Who Should Consider Kollur in 2026?
Kollur can work particularly well for:
- Western Hyderabad professionals
- Family buyers
- Long-term investors
- Buyers wanting larger 3 BHK homes
- Buyers priced out of Gachibowli/Kokapet
- First-time buyers seeking sub-₹1.5 crore projects
It may be less suitable for:
- Buyers wanting a fully mature neighbourhood today
- Short-term investors
- Buyers requiring immediate premium rental income
2026 Buyer Outlook for New Launch Apartments in Kollur
Kollur’s market is evolving quickly.
It is no longer only an affordable peripheral location.
The presence of:
- Large 1,500+ unit developments
- ₹2 crore-plus apartments
- Large clubhouses
- Premium 3/4 BHK supply
shows that developers increasingly see Kollur as a major western Hyderabad residential corridor.
At the same time, buyers still have lower-ticket choices such as GHR Callisto, Skylark 1 and selected 2 BHK or compact 3 BHK developments.
That diversity is positive because it gives the market depth.
For a wider city comparison, buyers can also explore Hyderabad residential projects before deciding whether Kollur offers better value than Tellapur, Kokapet, Narsingi, Gachibowli or Miyapur.
Final Buyer Outlook: New Launch Apartments in Kollur
The 2026 Kollur market offers buyers a broad spectrum of new residential choices.
At one end, projects such as GHR Callisto and Skylark 1 provide more accessible entry points.
In the middle segment, buyers can evaluate:
- Svadha Mackennas
- Levonor Egeira
- IRA Miracle
- Anvita High9
At the premium end, Zuari Gangothri Tribhuja offers a large-scale 3 and 4 BHK proposition near ORR Exit 2.
For anyone comparing new launch apartments in Kollur, the right project should be selected based on:
- Exact micro-location
- Builder reputation
- RERA timeline
- Apartment efficiency
- Density
- Total cost
- ORR connectivity
- Future resale competition
The strongest project is not necessarily the newest or the one with the biggest clubhouse.
A well-priced apartment with practical Financial District access, a broad future buyer pool and a realistic possession timeline can be a stronger long-term purchase than an expensive launch bought purely on marketing momentum.
